We execute the strategy by matching property owners with real estate capital who we know will be a good fit. We have arranged multiple deal structures.
We assist our developer clients early in the life cycle of real estate development: site acquisition, entitlements, design and pre-construction. We understand what drives the economics in the markets we operate in. Our land use expertise and experience enable us to map the path to obtaining the necessary entitlements and governmental approvals for any contemplated development project. The devil is in the details and we can help unlock hidden value or discover unknown costs. We know how to put a successful transaction together between a Buyer and a Seller.

Tim Grizzell
Managing Partner & Founder
Tim brings over 20 years of experience in multifamily development and investment properties. He has worked with numerous apartment investors, developers and homebuilders in the acquisition of multifamily, and mixed-used opportunities. He has helped many owners identify hidden value in their underutilized investment properties.
Tim is very knowledgeable about California development and investment markets. He understands the fundamentals that drive the supply and demand for residential and commercial projects and is experienced in all construction types and costs. An experienced negotiator, he has represented capital on both sides of the transaction, navigated the entitlement process, and underwritten deals with varying capital stacks. He brings a deep understanding of land use to all projects.
Tim has been involved in over $750 million of land transactions with a total residential unit count of approximately 6,000 units and 750,000 square feet of commercial space. He started his career in institutional real estate investment management, underwriting investment opportunities to place equity in new ground-up construction of commercial and multifamily assets. He also managed debt and equity assets of multifamily, office and industrial product types for public and corporate pension funds, endowments, foundations and Taft-Hartley trust fund clients.
Prior to his real estate career, Tim was a Navy SEAL officer and led special operations in the Middle East, Europe and Asia from 1992 to 1999.
Tim received a Graduate Certificate in CEQA Practice from the University of California San Diego in 2018. He graduated in 2003 from the University of Southern California with a Master of Business Administration and a Master of Real Estate Development. He received his Bachelor of Science in Political Science from Oregon State University in 1992
