Current Property Description

The property is currently developed as 564 multifamily units with 765 parking spaces and sits on 12.96 acres. It is located at 3883 Ingraham St, San Diego, CA.

 

Land Use and Development Consulting Challenges and Solutions

Our client wanted to assess the feasibility of putting additional apartment homes into this existing multifamily community. The first step was to determine if there was physical space to densify the property. The property has approximately 4.76 acres of surface parking area that can be redeveloped into structured parking. A parking utilization study determined that only 80% of the existing spaces were being utilized, which allowed our client potentially to redevelop the property in phases without forcing some tenants to park offsite during a future construction effort. As a result, preliminary efforts are underway to seek entitlements for densifying the community.
